The luxury corridor. Stonegate, High Pines, everything south of US1 and the streets near Sunset Drive and Red Road trade between roughly $1 million and $10 million. Large lots, mature canopy, and buyers who are frequently cross-shopping Coral Gables and Pinecrest rather than the rest of South Miami. The single-family core. Beverly Gardens, Barbara Estates, Snapper Creek Village, and similar sections, mostly built in the 1940s through 1960s, trading in the low seven figures. This is where most South Miami families actually move. But there’s another area of South Miami on the north side of US1 with equally beautiful streets and homes. But the two are entirely different markets, strategies and price points.
The condominium market. High Pines Condo, The Ledges, The Oaks, Rene, Arbors. Median around $345,000 and a very different buyer.
